I'm at the point where I really need (or maybe want is a better term, since technically these things still function) to make some larger improvements - I want to remove the remaining carpet in the home for all LVT, finish out the modern touches I've put in like modern light fixtures, furniture, high dollar ceiling fans, etc, replace the countertops with a nice quartz, etc.

I don't think old buildings or C/D class properties are my cup of tea!

Cosmetic updates, painting, resurfacing bathroom, fixtures, etc.

Of course you can take that road but it just wasn’t my cup of tea.

No two deals are the same, and no house is everyone's cup of tea.

That being said, it was a small house and was rated for 1 or 2 simultaneous fixtures but it was located in Kentucky where the water temperature input was much lower.

Replaced 90% of flooring, painted whole interior of the house, replaced light fixtures, stained deck and porch, and other repairs and upgrades.

Like I said if anyone in the Austin area could weigh in I would love to reward them with a cold beer, a cup of coffee if not hopefully a lot of good karma to those who help!
