We’re in Seattle for the weekend, and we love it here.

When estimating, I try to project weekday and weekend rates, then factor in occupancy for those days.

I was at the property this past weekend spring cleaning, pressure washing, trimming trees, etc... because I self manage both of my rental properties.

We walked the property last week and give the owners the weekend to think numbers.

I'll chat with them a little bit and usually say okay (I make them give me their word they'll drink responsibly, because I don't want a mess).I will say I made one exception to the booking-by-proxy rule, a 12-year-old girl had saved up all her money to send her parents on a little weekend getaway, and she recruited her neighbor (who was also an AirBNB Superhost) to make the reservation for her.  

You say Most people are probably looking to spend a couple days here versus a whole week...That likely means people would be more inclined to book weekends over weekdays which will leave the the bulk of the month unrented.

You can also work weekends showing properties at open houses and leasing.

She informs me of anything she has for sale and I help her keep weekend rentals full.

If you learn like I do, you would be better served in an seminar/classroom environment where you can learn in person and network with others.I would suggest you look into investing a weekend or two into these events from guys like Joe Fairless, Rod Khleif, Michael Blank, or Brad Sumrock.
