Everyone is looking so if you do come across something great, be prepared to act fast or lose it.

We learned our lesson fast and NEVER did work without a signed Change Order ahead of time because we knew we didn't have a leg to stand on. 

You might try to meet wholesalers online or at rei meetings so that they can find you the deals that sell fast and are priced below retail value.

I saw it within 30 minutes of posting, went to see it within 15 minutes of that, and put in an offer at the viewing. had to go through an HML because I was already 7 properties deep in my first year of investing so lenders were a little weary I was moving too fast.

For myself, I really wanted to get someone in as fast as possible.

I feel the key to getting an offer accepted is to have a high EMD and offer a fast closing and having only an inspection as a contingency.
