Right now, I am in the infancy stage of this idea, but we love 30A and would make sense to own down there.

The idea is to buy/maintain for LESS than the cost of rent.

For this reason I'm wondering whether it might be a better idea to look to Tampa instead of investing in Davie again.

I've never used hard money and have no idea who is better or worse, but at least you'll have a list to start from.

It doesn't look precarious, but keeping the structure attached only to the brick is not a good idea for the long term.

The idea is we scout neighborhoods looking for distressed housing, generate a list of leads, and then sell an exclusive list of leads to an end buyer (wholesaler/Investor).
