Yes it's difficult to overcome all these issues. that's why i am asking for recommendations here, I already know that its very difficult to get a mortgage via traditional methods. 

The 80/20 split and 16K cap allows the agent to net more immediately and in the long run, while still providing 50+ hours of training a week and broker, legal, IT, and other support via the virtual environment (eXp World - guest passes are available from eXp agents). 

If not I'd develop your relationship with a team via buy and hold and only pursue BRRRR once you find a solid partner or develop enough experience to protect yourself. 

Just have to find and manage protection via insurance umbrella of some sort.

If you lookup both of those people on FB that's a good starting place- unfortunately I don't use meetup much so I tend to find them via the FB posts in local REI groups.
