Yes it's difficult to overcome all these issues. that's why i am asking for recommendations here, I already know that its very difficult to get a mortgage via traditional methods.

If not I'd develop your relationship with a team via buy and hold and only pursue BRRRR once you find a solid partner or develop enough experience to protect yourself.

If you lookup both of those people on FB that's a good starting place- unfortunately I don't use meetup much so I tend to find them via the FB posts in local REI groups.

Foreclosure case was filed in court (Ohio) 3 months ago, mortgagors (husband and wife) have transferred ownership to me (an individual) via a quitclaim deed earlier this week and it should be recorded with the county in a couple of days.
