@Kirby Logan to put it to you straight - you won’t find duplexes in the 150-200k range in North’s Dallas.I’ve closed on a duplex in Garland for 180k but that was a 1/1 shotgun style duplex.

Our price range is $250,000 - $300,000.My analysis is based off a property that is currently listed in Lynn, MA for $270,000. 

Etc, etc.Absorbing information, making short and long term plans/goals, self-evaluating, and studying your market will all help in determining your unique answer to this question.But, in many areas, multifamily provides the best cash-flow. 

But the ones in my price range, (limited cash for down payments etc) are pretty bad off.

I know there’s townhouses in VB that are in the price range.

Standard dimmers are also not equipped to exploit the full brightness range, resulting in a disappointing experience.The fundamental issue is there isn't a consistent solution.One can replace all fixtures with damnable LEDs, that may take care of 40% of the lights with dimmers. 

- If I am to finance a property, using the 60k as a down payment, what price range would be ideal ? 

It’s a unique city and the comps they use typically are not comparable at all.

I've watched youtube, and read blogs, but finally decided to jump in.So one of the things I've been doing is looking over the MLS, and specifically trying to find properties that already have tenants, and are within my price range (leveraged cash deal).
