@Kirby Logan to put it to you straight - you won’t find duplexes in the 150-200k range in North’s Dallas.I’ve closed on a duplex in Garland for 180k but that was a 1/1 shotgun style duplex.

Standard dimmers are also not equipped to exploit the full brightness range, resulting in a disappointing experience.The fundamental issue is there isn't a consistent solution.One can replace all fixtures with damnable LEDs, that may take care of 40% of the lights with dimmers.

I've watched youtube, and read blogs, but finally decided to jump in.So one of the things I've been doing is looking over the MLS, and specifically trying to find properties that already have tenants, and are within my price range (leveraged cash deal).
