Following.. and agree with @Adrian N. would be great to understand some basics so folks can start planning / looking at travel arrangements before the masses, if we decide to go.

But, if you’re that confident about making everything work, why not?  

Jumping in we learned 10 fold those first 4 months that once we got the ship sailing and felt confident we can start shopping again.

If you can confidently answer "yes" to these four questions, then 12% is a great deal for you. 

I'm glad I didn't because that W2 gave me the confidence to make some smart investments that also spring-boarded me to get a handful of rentals in your market.

But you MUST be 100% confident with your boots on the ground. 

Keep in mind, some of the best deals are off-market - get yourself connected to local groups on social media that will allow you to find these opportunities quicker so you're not in such a rush to buy that you make a mistake on your vetting process.There is always risk associated with fix-and-flips - but having the confidence going into a buy makes all the difference.

The properties that I rent would be fully furnished and then listed on short term rental sites such as AirBnb, HomeAway, VRBO, etc. as available spaces for travellers using these platforms.
