Something to keep in mind with STR, that's tied to why REI is a smart game to play - control is the name of the game.You want to control the guests and rates (vet them in hopes of avoiding property damage, set rates to attract those willing to pay more for quality)You want to control the costs (furnishings, consumables, cleaning/repair/plumbing/electrical)You want to control the property (choice of property, location, financing terms, well or city water, septic or city sewer, etc)This is all going to be very hard to do, if not impossible, if you don't OWN THE PROPERTY.

At the least small claims court immediately, at worst pay the money, hire an attorney, and go for the throat. 

Property is ideally located for tourism, walking distance to historic sites, a large park, several museums, public transit, and walkable to the downtown business district.Thanks!

I couldn't locate the property to run rent comps based on the address, but if you're getting negative cash flow on paper, you may want to investigate things closer.

As do our single family homes.I'd check with your city or county, as well as call the waste management company that services your properties to see what is required or customary for your location.
