Some will prefer certain geographic areas, some will prefer certain types of projects, some will prefer certain types of borrowers.

Personally, I'd prefer to have property close to me.  

Most prefer the homes to be vacant as they dont want to take on a problem tenant. 

Anybody have any experience renting out properties in this county (western Spring Hill area, preferably)?

Also, if you know of an investor-friendly title company they may be able to provide you one that they prefer to use in wholesale deals.

My goal is to develop the SYSTEM that systematically works to find off-market leads, acquires them, fix them enough to raise the rents, and either flip them or hold them (hold is preferred). 

I find that all prospective military tenants and most non-military tenants prefer and ask for UNFURNISHED.
