Hi,I'm interested in predicting capital growth of property prices - finding the leading economic indicators that increase the likelihood of property prices increasing and/or not falling (increasing gains but also reducing risks).The hypothesis is that there are some macroeconomic factors both in the demand and supply side that cause markets and therefore property prices to move in aggregate.I would like to ask other BP members if you have done any research or can recommend any papers/articles that look at casual/leading factors?

I plan to do more flips in GA as the market is fantastic and the available homes for flip are in good supply. i am open to combining efforts with another investor in the future.

If you plan on keeping the boiler I would do the hydro air as @Rick Bassett mentioned with the air handler in the attic if possible to supply the heat and A/C.

As far as San Francisco (and New York, LA, and Miami) goes, I just would like to add housing is always supply vs. demand, of course, but it historically it is correlated with jobs and medium household incomes.
