But there are tons of hotels in the area and seeing that @Tim White has had success with it I will consider it if I do end up purchasing a SFH.

I think Cornell may have some major hotel/hospitality type property management--but buying a 4 plex not so much.Oddly, the real estate classes at a community college where a 30 year broker, appraiser or long time property manager teach may be more akin to what you seek.

I had clients buy an STR in Brookings and a boutique hotel in Bandon.

I'd suggest looking at the nightly rates on hotels.com for hotels at a given time of year for rates -- in general it's pretty low. 

I read today that two 1000+ room hotels with $500M in debt just announced they are closing and turning the properties over to the lender.

The Hotel Signature from Costco is the only reliable set that I like but they are pricey (~$100).

Several of us are building lists as we go through -- some towns are literally street by street for the rules.The hotels have been hit but STR is holding fairly steady around here.

Otherwise, why not just go to a hotel?
