I need my husband to come home, recuperate from unrewarding employment, we need to be able to support our kids and ourselves and my dad (somewhat, he's got some pension), and we need to be smart and prepared.My sense tells me that my area is not necessarily a great place to start, so I'm looking at markets outside CA, but I'm going to use my town as a case study so I can become familiar with all the macro/micro analyses and learn how to communicate with the professionals in this area.

I have been studying on the # of days as grace period, some ppl say if rent due is on the 1st of every month and late fee would hit on the 2nd, but some ppl say that 10 days grace period and then late fee hits on 11th.

Besides this BP site, I spend some of my time on YouTube and study those worth listening to guys like Grant Cardone,bTai Lopez, and Pactrick BET David who has a successful insurance business and speaks about entrepreneurship.  

You will need to do a little more studying on real estate investing to get a better handle on the business.

During my studies, I have been to Robert Kiyosaki Real Estate seminars, listened to plenty of videos, podcasts, and read different books.However, I know I can attain only so much knowledge, but with no action, I will never truly see progress I am looking for now.I am also working with a family member in Ohio, on Probate leads, because he has free access to all probates online.
