And stay patient.  

I met both tenants several times and spoke with them prior to this and felt comfortable with it.  

You can't make them leave when they have a baby and they may choose to stay for a while.

We've stayed in Hurricane and in Springdale before and I much prefer the former (as a traveler).

Since I was in Texas and planned on staying there after college and I found out if I passed a test I could get my broker license, so I took the test and got the license even though I never did that full time.  

Goals -Refinance soon-  I planned on going 15yr with the lowest interest rates I can get with a credit rating about 740- Yes I feel more comfortable getting stuff paid off quickly rather then having lots of 30yr loans-Build 20% equity with improvements prior to refinance-No more PMI !

So far I have always invested my own capital and felt comfortable with all my deals. 

I like the use of brick as it stays true to the rest of the house.

When I have already paid my full last months rent does this mean that I am entitled to stay and pay that last months rent, or is the last month pro-rated and refunded depending on when the 30 days ends?
