It is certainly a team sport and finding the right people with the right skill sets is crucial to your success.  

There's a thing in games/sports called "Fancy Play Syndrome" where competitors feel the need to take a complex route to their objective, when a simple route would work just as well if not better.

Another place to look for STRs could be large college towns with a passion for college sports. 

It also makes a HUGE assumption that you can access this gained equity through refi at the same rate as when you started the loan (highly unlikely and as I stated, math is math and statistics are statistics so why gamble on an unknown factor!).

Raiders won't have much effect on the local economy - part time low wage jobs don't support price increases, and I cannot find any fiscal study that has ever found a sports team had any measurable long term effect on any local economy.

Not worth it to me to gamble in the winter only for it to come out poor because the weather didn't cooperate.
