Are there specific strategies or platforms for connecting with potential development partners open to joint ventures or revenue-sharing models?

Specifically, I'm looking for neighborhoods with a good amount of distressed 3+ bedroom townhomes for sale for $120k or less that require a moderate amount of renovation (no gut jobs or major structural issues) and that will get me a rent-to-price ratio of 1% or higher on the final ARV.Thanks in advance for any thoughts/ideas/suggestions!

@Jacob StraussenTerm is essentially a commodity biggest difference you will see is if you want to have options to convert to perm that's when you would want to do more research and really get carrier specific.  

They tried three times to get my mailing list to the correct area   I had just moved to a new market and was very specific where I wanted to mail my postcards.

So to me on that front its state specific and mortgage compared to deed of trust Trustee sales.

There you will be asked your criteria and then after answering a few questions you will be matched with 3-5 agents or loan officers in your area.

He didn't even get it to the seller, until I told them specifically that at minimum I deserve a response because my offer is genuine.
