You can still have the conversation with them and let them know that you would like to increase the rent or sell the property, but that's probably not in your best interest. pumping a bunch of money into a duplex conversion doesn't sound ideal either, but I guess if the numbers work out it could be a good fit.

However if the sale has happened and you say there are NO redemption rights then sounds like who ever bid at the sale is the owner / or it reverted to the lender or who ever owns the debt that was foreclosed.

The lender says the new partner will need to submit documents to prove they are an equal guarantor for replacement.
