Property is listed as a SFR but could easily be converted back to a duplex with separate entrances.

Any time you obtain a property without title insurance you are retaining that risk.Title searches mitigate a lot, but not all of that risk so we get them any time we are purchasing properties without title insurance and have them done by our title company instead of a separate service provider.

I would take some time and calculate whether the warranty is cheaper than your separate "savings" from your rental income allocated to cover capital expenditures.

Typically those are built on both sides of the party wall with a single wythe of brick separating them.

Each unit is separately metered and I would like to get them to pay for electric themselves.
