You find out what % might work in your area and what won't -  then have an easier time quickly scanning through properties.

Personally, I use video and walk slowly to scan slowly to cover any surfaces or items that could be damaged.

Get good pics of the bathroom(s) and wide shots of the walls and ceilings in the room.Send these pictures to your preferred contractors and ask them for a snap price that you do not intend to hold them to.
