I charge $300 per year, however we talked to our tenants and had the pet fee rolled into each months rent. 

I own a property in Pinal County, Arizona which has a well with water tested at 0.028 mg/L (28 PPB) arsenic. 

This was the only SFH I owned, and kinda bought it to test the waters.

I got to thinking that this could potentially be a decent way for someone like myself with limited funding to build more savings to invest into larger projects and really get the ball rolling.

I'm very appreciative of any support I get.I talked to the floor guy and he's going to do a test spot on his dime.If the test spot works, then he'll do the rest.

For the first unit to get that momentum rolling, the 8% isn't set but I want to make it worth it at the same time. 

From there you just determine repair costs, ARV, etc. to see if it would make sense OR you just keeping rolling as the previous owner did.
