While the virtual wholesale scheme sounds intriguing, in reality you will find that it is very very difficult to pull this off long distance unless you have a complete support team with boots on the ground in the area where you plan to wholesale.

In reality, the "American Dream" is working for yourself, and building your own wealth. 

In reality what I got was a duplex with an unlicensed 3rd unit for 15% less than it appraised for as a duplex on a zero down loan at 4.375% fixed for 30 years that provides me a place to live and throws off $200+ per door while I go through the hoops to get the 3rd unit legal.

In reality in my area a PM charges 10% plus half to a full month's rent to fill a vacancy. 

We are willing and ready to flip and/or wholesale to make our long term goals a reality.

I've been doing this for quite a while so I'm pretty comfortable that my estimated budget is going to reflect reality.  

Don't get me wrong, I've been rich and I've been poor and I very much prefer rich, I just see a lot of people that see money as the goal when in reality money is just a tool to reach your goals.

I would definitely get some testing done on the property, I also feel it necessary to say that I always see people run from these property because they were "cooking meth" when in reality its bad....but not that bad.
