The worst title issues, meaning the hardest to resolve, are typically payoff coming in much higher than purchase price or so many owners on title that it is nearly impossible to track them all down to sign and close.  

Not sure if you're tracking individual vacant rental or entire Austin rental market rental in general.

The City has fast-tracked ADUs (additional dwelling units)--seeking a multi-unit building with an existing vacant garage with the ability to build out one or more ADUs is an excellent strategy.

Does the window have cracked glass, a dirty track, torn or missing screen? 

It is very easy for the IRS to track down how many days you are renting the property based on income and records from platforms like AirBNB.

Most of them get cleaned up and then Zillow does not track them and remove them once a homeowner clears the back debt.

To get around this, you need to have a good relationship with a bank, and show a strong track record that you can not only increase the value of the property but maintain that strong performance.
