There's been talk of how these will intersect and it's already happening in some spaces and I'm not talking about Metaverse Real Estate (Although I think some of that will make some people VERY wealthy).I'm talking about real physical real estate providing access to crypto investing and returns, and here's the crazy part...It has the potential to offer all the great things real estate does like depreciation, hedge against inflation and cash flow, all while exposing you to the high reward of Bitcoin's upside and decentralized nature. 

I plan to retire from FSU as a mechanical engineer/machinist in about 6 years and want to research a potential  entrepreneurship in short term vacation rental properties.

That reason is most likely price.I would recommend linking all the reports you have in the MLS and shortening the due diligence period if falling out contracts have hurt your marketing effort.

I've been doing quite a bit of research over the last couple weeks and have decided on an area I think has great potential for my first purchase :) I'm not really sure where to go from there, if I need to looking into pre-approvals, find a lender.. or whatever else might be the next step!

So that hurt my first round of business credit. 

Has anyone ever worked with investor funding group ?

I’m assuming it’s just like everything else, won’t learn it (or potentially get any sort of leads) until you do get it.

You should know the contracts and the closing process, construction costs and all the potential money-pit issues to look out for with properties, so that you feel comfortable with your EM going hard without a proper inspection, etc.

The benefit of raising rents in the short term, on the back of strong demand, is far outweighed by a potential structural supply problem over the longterm.

In other situations, it can hurt more than help.
