On my current project, I had to use TSP to clean the walls and then a Kilz oil based primer prior to putting on the paint because the place reeked of cigarette smoke and the walls were sticky with nicotine or tar or something related.As I said, the paint went on nice and thick and only needed one coat(over the primer) and that was on a bright lime green wall and an orange wall.You can usually get a slightly better deal if you buy paint in 5 gallon containers if you need to buy that much.

Comps are a bit tough because its apples and oranges- there are a few small blocks of houses surrounding this one (none currently rentals) and most of the rental units nearby are in high end buildings with amenities.Also, my plan is to stage it and get professional photos this time around which I didn't previously.Thank you for any insight!
