I need to shop around for Dwelling Policy for my rental. I have yet to receive my renewal quote but I want to get ahead and call other brokers to shop around. Property is in Harris County

I originally planned to get a refinance loan on this house when rates were 3-4%, but the property was in such bad shape the banks kept rejecting my requests for loans once they saw the condition of the property, and I couldnt qualify for insurance at that time.

You can absolutely make rhe time limit what ever buyer and seller are comfortable with.If your trying to convince a seller to give you seller financing while you flip the house a shorter time may be more convincing than a longer one.You could also offer some of the profits from the flip to help seal the deal.

All the book examples out there seem to only point to making cash offers on deals found this way.I realize that if it's too distressed, a bank won't lend on it and other financing will be necessary (hard money, partnership, private lenders, etc).

I wouldn't likely/necessarily be mailing a lot of letters for example.But mainly, I would pay for a service that offered me the closest thing to an instant/on demand "preliminary title report" , that is something that greatly "simplified" initial research, preliminary only of course- based on apn.
