If the tenant co-pay = $0, odds are the H/A or some local non-profit will pony up the sec deposit.If the tenant has a co-pay, you'll prob need to get it from the tenant.

Use a good real estate attorney, join a local/state real estate organization that provides lease templates (have it reviewed), hire a commercial broker who has this information.You need your lease to be accurate, legal and great.

This can be your sphere, open houses, door knocking, social media, an organization etc - pick something that works for your personality and you enjoy and stick with it.You can also buy leads from relator or zillow, but i would not recommend that, as you are creating a dependency - learn how to hunt on your own!
