Sell now while markets are at a peak.Take the money and buy a multi with minimum DP.

I’m in the process of advertising and listed in a local Facebook buy sell and trade.

People who buy low down brrr and over do multis -good luck.The days of the wind being at the back of investorS is over. 

I closed on my first rental property last month, and currently fixing up the place to hopefully rent it out soon (should be advertising soon!).

I live on Whidbey Island yet do own a couple multi-family / apartment complexes in Yakima. 

-i would bump cap ex up to 4-5% atleast-repairs need to be atleast 10%-vacancy should be closer to 10% because of the number of units-Im not sure what that $40 tenant screening charge is forGenerally speaking, a lot of on market multi's won't be deals to the average investor.

It has been a multi family for 50+ years.Should I be weary of this purchase?

I have 2 old multi's and have found issues with the foundations.

I'm looking for advice or recommendations for seminars and boot camps on single family and small multi family ( 4-10) unit investing.

Maybe consider investing in multi-family B-class properties.
