A low LTV lien doesn't seem to be enough to get a loan done in my experience, reg D filing or not.But I've run across this org that is starting up a service of matching up lenders with borrowers: blackhawkI don't think they are related to the hedge fund, but the name similarity is odd..I suspect and hope that more orgs start up who'll be a clearing house for higher yeilding loans like what real estate investors can afford to do.

Or you could give them proper notice to vacate at the end of their lease term if they haven't renewed their lease 30 days before the new tenant's lease expires.The old tenant's referred their family to you-- you could screen the family and see if they might be a match so you don't have a vacant property for long.I wouldn't wait on them to try to see if you might be able to force a lease by e-mail, and I would make their relatives pass your standard rental screening like anyone else.

Wouldn't it be great if you could bring some swatches to the house to match up against your carpet and then somehow spray that color on to the discolored area so it brings it back closer to the original color.It wouldn't have to be perfect either.

It had beautiful built-ins that I wanted to keep but the sink area was a disaster:It did have a cool vintage backsplash which we salvaged.We built this so it would match the rest of the kitchen and also accommodate some modern conveniencesThese built-ins are the reason I didn't want to gut the kitchen:My favorite thing about this kitchen is the mint green vintage stove.
