Are there lenders who would accept less than a 20% DP or is this an absolute must? 

We have a commercial lender with better terms and the upfront investment is similar to a fix/flip.Investor gets into a new build with as little as the DP on the raw land. 

But from personal experience, most institutional lenders and hard money lenders require wet signed documents (RON is not accepted).

I am talking about a legal insurance company that would write a policy that a lender would accept.

I was not ready to handle that, and my mindset was to increase it to a B grade property instead of leave it where it is Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

NathanHey Nathan,A lot of the private/Hard money lenders that I work with do not require that, so depending on your strategy it shouldn't be an issue.That sounds like great idea though, it could set you up nicely to hopefully save up for a good primary residence.Would love to connect and talk through the strategies financially if you are interested!

I did speak with a lender and financing the following week is still an option.
