I also don't see anything listed for lawn care/snow removal/landscaping, so I'm curious if this was lumped in with the repairs/maintenance line item (if so, I'm suspicious of how low the number is).Echo the deferred maintenance comments.

Landscaping isn't a huge selling point in this part of San Diego so I focused on the fact it was a one of the few 4 bedroom homes in the area and did a really clean remodel.
