I ran a landscape business for the past 5 years and recently sold it to get more involved in real-estate.  

-each unit is 1500+ sf. some with fireplaces- looking for recommendations for contractors ( with experience on bigger projects) and bonded as such , agents, landscapers.

I've owned a landscape maintenance company since I got out of high school, about ten years now, and work for a couple a people that invest in a lot of foreclosures/multi family and have even started developing subdivisions.  

I also don't see anything listed for lawn care/snow removal/landscaping, so I'm curious if this was lumped in with the repairs/maintenance line item (if so, I'm suspicious of how low the number is).Echo the deferred maintenance comments.  

He has destroyed the property's gardens to anger me with the help of (imo) the criminal enterprise Property Group management company, who skim the landscaping budget of $25k yearly.

Mortgage, taxes, insurance, mortgage insurance (since you'd be at less than 80% ltv), landscaping, etc.

Landscaping isn't a huge selling point in this part of San Diego so I focused on the fact it was a one of the few 4 bedroom homes in the area and did a really clean remodel. 

I put around $200k in remodeling and fixed the landscaping and today was the final day of everything and my agent is happy to list it soon 👍🏻.

The landscape here is interesting because we straddle the state line and renting properties on both sides have their ups and downs.  

I had a landscaper ask me my budget for the job and magically the quote was within $100.
