Investing is a long term game and loading up on the front end with education and knowledge about the process and your goals will help give you an idea of where the best place to start will be.

I love doing things regarding real estate and really want to get into the wholesaling game but as I continue to research and learn more about it, I feel myself getting lost sometimes.

Are you currently a LTR investor and now looking to get into the STR game?

A lot of picking a market has to do with your overall strategy and game plan.  

I would never play the games today of $30k and “best and final” possibly even bidding yourself up.

The main lender we used, we had an hour consultation and we told him what we wanted, he asked questions and we came up with a game plan together.

Now, a profit share in lieu of monthly payment for service is fair game here. 

So I know the main idea of a good BRRRR is to get a hard money or private lender that will pay all or most of the purchase and maybe the rehab along with maybe a down payment on your end to show “skin in the game”.

Once you have a property under contract, you are in the game. 

Also looking into partnering with friends who want to get into the RE game.
