Let's say someone has the knowledge and the contacts but needs the money or needs someone who can get a loan; or viceversa, someone who has the money, but needs someone with the knowledge and contacts to have successful BRRR cases. 

I’ve heard of people getting rehab loans where you put down %20 of the acquisition price and %20 for the rehab and you get much better terms than an HML.

Its a limited doc program  my suggestion is to close the land cash and refinance into multiple loan options and negotiate with at least 5 lenders and talk about terms. you may not even be qualified.

Again DSCR loan $60,000 or $80,000.

Account Closed that is the clarity I am trying to get because the research that I have done said you can offer cash with a hard money loan because it is not a traditional loan from a bank.

I have been making loans out of this bank account since 2014. 

In order to secure our FHA loan, we opted for a strategy known as "cash for keys," where we incentivized one set of tenants to vacate.

Look into a hard money loan so you can get the rehab budget covered, and make sure the rehab budget is non-dutch so you do not pay interest on the rehab budget until you begin to make reimbursement draws.

Finish framing and install window on Saturday and install sheeting on Sunday. 

Also, does/can this work with only raising part of the money via private money and the rest via a DSCR loan?
