Specifically looking at current risk vs opportunity to expand.I have a few properties all done post COVID, triplexes with 30y fixed rate mortgages from 6.5%->7.5%, good CoC return of ~20% on average, cap rates of ~9-12%.

For basement ceilings or basements that are finished, but not bougie, I don't mind multiple spray layers, but interior rooms you are in all the time need that extra care.I'm just here to say I appreciate the fact that you used the word bougie in your post.
