As I mentioned, I'm pretty frugal so the money would be used to save, pay off debt, and fund other investments (index funds or rentals) and not on gold plated wheels.I should also mention that I no longer see a house as a home, so I intend to keep on buying and moving until I decide to call it quits.

You would be better off buying a bar of gold and burying it in the back yard than borrowing hundreds of thousands of dollars, dealing with tenants, taxes, termites, and toilets for only $100 per month.

I like that once you set it up, it's completely automated and just transfers the rent money from the tenant's bank account to mine each month with no involvement from either of us.
