Many times they run incentives for investors doing business near their geographical area.You can also ask local commercial brokers.

Heavy value add vs. cash flow, different asset classes, geographically, etc.

Based from description alone I'm guess it'd take more than 30k to get your house to match this houses condition.

It would make a world of difference to your listing.The description could use work too, why don't you highlight all of the new upgrades you did?

Come time in that final hour for a buyer to docusign to make an offer on a property, of the 10+ signature initials needed, often there is a few pages of buyer/agent agreements mixed in from the agent to docusign, in binding buyer; me to that agent’s agency for a period of time, and geographic radius to purchase from them or crediting them if I do purchase..….I go back and ask for contract agreement to be property specific, .
