Hi Patrick,Disclaimer: I am not a lawyer, but this is what I have understood from my research.I researched this recently from the LLC standpoint and found it may be beneficial for my case the use a DBA especially when I have several LLCs.In general as I understand Florida rules you are not required to use one for any of the formally registered business entities if you are using the business name filed.

When I decided to get into real estate investing I decided to write a well thought out formal business plan.

A deed of trust for 5K recorded in June is senior (first position) over a $700K deed of trust recorded the subsequent July.The notice of trustee sale (non-judicial foreclosure, speaking from California experience) always refers to the original date on which the relevant deed of trust was recorded.

I will probably take the PM, andthe tenants to small claims court.After that, I will be filing a formal complaintwith our state real estate licensing board.

CA is non-judicial.  

I was comfortable with the price, but only because I know personally the stories of corporations not holding up under judicial scrutiny.  

You can have about the same sq ft where you could have a smaller but still functional living room, smaller dinning are or no formal dinning room and even a slightly smaller kitchen.

What is important is you keep the corporate formalities. 

There is a formal protest process, that involves taking the protest before a board if I don't get satisfaction from the county office.  

You will need to send them a formal letter requesting they return the items, using their last known address withing a certain amount of days.
