If you buy right commercial can be awesome with excellent returns.

Landlord tenant relationships are not symmetrical, tenants have few other obligations than paying the rent.

In listening to podcasts of the folks who've been around and seeing what they say when posting, they've all been great at building relationships with key people, fostering those relationships and to be frank, they have no GAIN by spending time on the forum helping us new folks, but they do. 

Long term, we want to establish an on going relationship with our selected attorney.  

Handling it professionally while still having a heart saved me money, helped me keep a good tenant relationship, and avoided an eviction and turnover.  

This has ALWAYS worked and led to a longer-term trustful relationship built on mutual agreement and professional courtesy. 

@Beau Pearson It sounds like an excellent idea on paper but I've tried this before and I'm not a fan.
