We personally like Midtown and just west of Arcadia Lite and south of Biltmore but not going south beyond Thomas Road (Indian School Rd and 30th to 38th St rough center point)--just our sense of the time it would take to develop that area would be longer than I'd like to eventually be in a good neighborhood.What I've found in looking at these garden style or at most 2-level smaller units are that quite a few are being repositioned for turnkey propositions (which is what we are looking for).

always good to get into the house for a deep check on condition and I suspect that allowed you to do that. although my style would have been go to home depot and get a few day labor's  and monitor them..
