No I haven't put a property under contract yet looked at a fair number of properties but haven't pulled the trigger yet for various reasons Over the last few months.

You will have to decide for yourselves what is fair given the value each person brings to the company. 

How your services are structured and compensated will also play into the final 'fairness' decision.

Also I'm assuming they be able to get fairly good interest rates around 5% or so?

I wouldn't think they'd pay the 3% because there's no incentive for them to do so when they don't have to for any of their other buyers, so they could just sell the property to someone else.You can always do the lawyer thing but in my experience, lawyers are fairly ineffective at helping with anything other than to confuse the process with turnkeys.

2.5 reasons (1) I want to learn as much as possible before diving in i.e. research, building out a local network & team etc. (2) I am at the start of my green card process so I want to ensure that it is well underway beforehand!

Landlord.The Idaho Apartment Association gives quarterly trainings on Fair Housing. 

It is not a good sign and there is a fair chance tenant will continue to fall further behind, especially when it gets to holiday time.

So, as long as you keep paying the loan on time, you are fairly safe.
