It's interesting how easy things can be when you listen to the seller's motivations and interests and shift your thought process to make your offer as appealing as possible.

I'm excited to engage in discussions, seek advice, and learn from the collective wisdom of this community.

I always thought if a Realtor could do a package deal - sell the SD house, work with an OOS Realtor to buy the house in the new state, incorporate the misc factors like moving and relocation data, you could make a killing....

After we finished we thought, sure enough our insurance premium should go down since we added a ton of value and updated everything and turns out that it wasn´t the case if we wanted to have only one policy.

That's when my bright thought hit me: why not educate and collaborate with these aspiring investors to create a win-win situation?

We find this strategy very successful since our research on the market shows that the highest rates per night are on bookings 2-3 weeks prior to check-in.I look forward to hearing your thoughts and some of the strategies you implement to bring the highest returns possible for your investors.

I assume if the QI is holding the note, this belongs to the taxpayer engaging in a 1031 exchange? 

With a HH, you learn how to analyze properties & markets, how to find an investor-friendly agent, how to spot value-add opportunities at properties, how to engage in a strong due diligence process, how to screen tenants, how to create a strong lease, how to manage the property, how to build a network of contractors, plumbers, electricians and other pros, how to manage the book keeping of the property, etc., etc., etc.
