Three AC techs later (all confirmed the old unit worked fine) and after much research on my own about the thermostat her engineer brother had installed, figured out that it cut itself off (condenser but not the fan) after running awhile bc engineer brother didn't know how to wire new fangled thermostats and the onboard battery when discharged would issue an emergency cutoff call to the condenser.

What are some legal (or borderline legal) strategies or loopholes to increase profits if your building is subject to ETPA (Emergency Tenant Protection Act)?

Advent Health just recently took over Florida Hospital and is in the process of improving service and renovating, so coupled with West Marion and Ocala Regional there is a good demand for doctor's and nurses which UF just keeps pumping out every year :) As for manufacturing, E-One (Fire and Emergency equipment) is still a big player in town, Signature Brands has a presence (Betty Crocker).

We pay materials and one guy 20 an hour and the other guy is a family friend/I pay him with medical care.

Just make sure to leave a healthy emergency fund and don't use your best case scenario numbers.I have run into problems with the BRRR strategy because of my debt to income ratio.
