Even where tenants do not own the homes I have heard that turnover is not any higher than other forms of low income housing when properly managed ex. credit checks for tenants, no tenants allowed with extensive eviction history, etc.

When you don't have a two year tax history of rental activity, the lender will usually accept an executed lease then use 75% of the lease income and 100% of your recurring expenses in the DTI calculations.
