Won't this escrow service though call attention that the seller is doing a wrap because the payments will be coming form a different address than usual??

For example, if someone were to get hurt on the property your personal assets would be more protected form a lawsuit than if you own it in your name.  

When they stayed there they never complained verbally or in written form as our lese requires about mold in the basement or any damage to their property.

Form a relationship with a local appraiser, send him some business and you will get all the comps you need.
