List those properties after the rehabber/developer completes the job.That's what I plan on doing because I love working with investors and I also want to learn how to rehab myself.

@Jay Helms, right now, i'm thinking  about house hacking, BRRRR, and land development. 

My initial instinct would be to call up some reputable contractors and pick their brains for a few minutes about this.

I am looking for a reputable realtor that understands the STR market. 

Regardless of which structure you choose, be sure to have a good understanding of the prohibited transaction rules and choose a provider who can help you develop that understanding.

If you are a contractor offering a competitive price and have a good reputation or you know someone that you have used from before and have had a good experience, please let me know.

Also, North Linden (having so many tradespeople) has a reputation for being harder for contractors to make money in..

Everything doesn’t seem to come close to cash flowing and seems to be more sold for speculation .. future development .Interesting to hear about your direct mail experience , what areas were you targeting on the outskirts of SoCal ?

From your recommendations on PM, contractors, banks, inspectors...etc...people will see that you know the area, recommend good, solid and reputable companies and will keep coming back to you to purchase the property from you.
