Next time I would charge them a pet fee instead of a deposit, if their dog destroys something you'll have to go through the deposit claim process which they could (and often do) dispute.

This business can destroy your finances and investments if you don't know what you're doing.

I do however perform a 1x a year wood destroying insect/organism inspection 1 x a year to maintain the warranty there-of.

And honestly, I'd start looking for a different PMC and seriously consider firing this one before they destroy any hope of a profit.I'd suggest looking for a realtor willing to manage your property on the side for a flat fee of say 15%, and they only get paid if/when rent is collected - and you make all maintenance decisions.

If they are recent I would be worried they are drug users and would be likely to break into other tenants units or destroy the building.
