(Sad that this is today's baseline).Unsatisfactory tenants: pay rent but needs prompting and is sometimes late, doesn't keep the house neat, fairly regular BS service calls, complainers, causes occasional trouble with neighbors, generally reflects poorly on our business.GTFOO my house tenants: non-pays or only partial pays, nothing but excuses, abuses the property, causes trouble with neighbors, live like filthy slobs.

The bigger issue is that the tax rolls don't reflect two units.You need to get permit records to know what you are dealing with.If you are asking this question here I don't think I would advise you to dive into the deep end and legalize the unit as an ADU.no permits. and yeah, trying to retroactively legalize the addition as an ADU seems risky. they could deny and then also require the additional unit to be removed or converted back, right?

Hello, im in my 2nd year of investing, I still consdier myself an advanced ametuer. i presently have 11 rentals (9 sfh and 2 commercial buildings) i only have 6 mortgages.Heres my issue... every single time i try to finance a property i have to jump thru major hurdles taking 3 months and recently even denied a loan.The part i dont understand... im a multimillionare, i have a healthy 7 figure balance in the bank. my rentals are all occupied and leased. i own 4 properties free and clear, i have a healthy DTI. i have a 750 credit score. i spent many years getting here after being told no for many years.
