Have you looked for a local REIA to find locals or used BP's member search function under the Network tab?

For the third property, I would highly suggest networking and speaking to local lenders.

From our discussions, they have talked to their CPA and are happy with their planned divestment schedule.  

I've been considering Texas.I understand that networking with lenders, real estate agents, property managers, and local banks is a must in order to get started.

Leaving out key facts such as the sellers could make a significantly more money to list FSBO or using an agent is completely different then getting into the minutia of how title and escrow works; or the intricacies of how a global supply chain and distribution network that was built over decades works. 

Looking to network preferably in/surrounding the Gainesville area. 

Start networking with local syndicators and see what sort of value you can bring them.
