Homeowners insurance will cover only the dwelling such as the walls and floor/roof and everything permanently attached to it.

It is about $300 a year covering maintenance issues and a $50-$75 each call fee.

So I’m wondering how that would work because I need to cover the down payments for the total amount I need to borrow rather then just the purchase price.

There were some challenges as to how such a site would vet the data incoming and how the site owners would risk liability if inaccurate information kept them from finding housing in their area.It's a great idea on paper, but I think unrealistic to implement.You can meet that need by doing your due diligence and screening heavily. 

It is rectangular shaped like a bit more squarish brief case, has a clear plastic cover and the back and compartments are black plastic. 

Make sure you outline house rules and screen your potential tenants carefully!

I'm surprised their normal monthly fees didn't cover the repairs. 

Also they analyze the property and need to have rental income cover PITI and have some reserves.
