If you are ready to jump and can only afford a C/D area, then your best bet is to find a solid property manager that works the neighborhood and can take the burden off you.

I use that feature on almost every book that offers it, and it completely changes the experience of consuming content for the better!

Take care of active consumer debt smallest to largest.

But the nice thing about that is, if you are a straight shooter and treat your sellers right,  others will come to you when they are ready to sell.

Closed one last week for 96k for another investor that needs about 10k rehab to be rent ready. 

Please keep in mind all of this is just my opinion based on my very limited experience... so keep that perspective as you read.  I

Know that you might not get ALL you money back- be ready to pay that amount off.I would say start with a low purchase price property.

It looks likes a global trade war that will raise prices across the board just started here in March of 2018, so sell sell sell is the best option if you believe that the drop in consumer discretionary spending will leave less money in people's pockets leading to a recession and/or downturn in real estate values.
