However, when the time does come what makes more sense?  

Percentages make less sense as you get higher in cost because your profit is in real dollars.

I have not found the next location yet but I am looking to do BRRRR next in florida, Kelsy/longview/Vancouver or wherever makes sense.

Then, depending on what the inside looks like, make an offer that makes sense to cash flow, like $130k or whatever.

You almost completely disregard the "verbal acceptance," and push for the fully ratified contract, signed and delivered, by creating a sense of urgency that you feel is appropriate for the situation at hand.

I found the cost to be to high to make sense especially since we would need a GC to mange it (we directly manage our local construction projects)

More common is the potential buyer who pays large sums up from for the promise of financing that disappears once payment is made.
