The one I just sold was grandfathered into free super charging so I never paid when I went over land out of state etc.I need the 4 runner for fishing trips back into the boonies.PS I was going to buy a cybertruck but I needed it in Dec for the write off I did not get an opportunity to buy it till feb. 

How are wholesalers doing deals in other cities?

@Viral Patel, I'm sure the process will vary from state to state but generally when a tradesman files for a mechanics lien, I think they attach the property at that point probably with something like a lis pendens which is basically a notice that pending litigation could affect the title to the property.

I would also suggest to you that you search up your state’s landlord “rules” where they spell out your responsibilities.  

Be open to the Idea of Investing out of state.

Call the city to see what zoning you have, and if you can even do it, and make sure you get a licensed and insured contractor that has done ADU's to see if its possible. 

(I would question it since the main home is not renovated) what are the chances that they did everything right on the ADU but didn't have the funds to do the home… hmmmm doubtful Make sure they have the permits (call the city and see if they have permits on file). 

I'm not even sure what type of evidence the city needs for amnesty, since the whole garage conversion was done unpermitted/undocumented by the previous homeowners.

Ask lost of questions and lean on people that have done it there or other C/D pockets of the city. 

Buffalo is a good rust belt city to invest in if that is what you are looking for.
